6 exciting new-launch condos to keep an eye on in Q3 2023

The second quarter of 2023 saw yet another round of cooling measures introduced by the government. These measures attempted to ease the unabating property market, hitting foreign buyers the hardest.

This resulted in new-launch projects like Newport Residences pushing back its preview, which was originally scheduled for April.

As we move into the second half of 2023, it will be interesting to see how the upcoming new launches perform. We've compiled a list of new-launch projects that are set to launch this quarter — if you're shopping for a new home, this list is perfect for you.

1. Grand Dunman (District 15)

Expected TOP: 2028

Nearest MRT: Dakota (244 metres, estimated two-minute walk)

Primary schools within one kilometre: Kong Hwa School, Tanjong Katong Primary School (some blocks)

Following the launches of Tembusu Grand and The Continuum in Q2, the spotlight is now on Grand Dunman, which is the third and final project to debut in District 15 this year. Among the three, Grand Dunman stands out with a whopping 1,008 residential units. It is also the largest launch of 2023.

Location-wise, it is the nearest project to an MRT station (Dakota MRT on the Circle line), a mere two-minute walk away. 

The development will have two three-storey clubhouses containing a gym, library, function rooms, and many other facilities. There will be shops on the first floor as well. Other notable facilities include an 80m grand pool, a hydro-massage pool and a treetop walk.

Grand Dunman will be developed by SingHaiyi Group and CSC Land Group. Previews have already started (since July 1, 2023), and sales bookings will officially launch on July 15, 2023.

Average prices of new sale transactions in District 15

This year, the average psf price of new sale transactions in the district is $2,551, and the bulk of them is from Tembusu Grand and The Continuum. Hence, we anticipate Grand Dunman's psf prices to be within this range.

2. Lentor Hills Residences (District 26)

Expected TOP: 2028

Nearest MRT: Lentor (252 metres, four-min walk)

Primary schools within one kilometre: Anderson Primary School, CHIJ St. Nicholas Girls' School (Primary)

Lentor Hills Residences is the second project to launch among the seven new condo sites in the upcoming Lentor Hills estate. Developed by a consortium of Hong Leong Holdings, GuocoLand and TID, the project will have a total of 598 units comprising one- to four-bedroom apartments and dual key units.

The development will be linked to Lentor MRT via a sheltered walkway, providing convenient access to the Thomson-East Coast Line. Commuters will be able to reach Orchard in 18 minutes and the CBD in 25 minutes. 

Residents can also look forward to the future shopping mall at Lentor Modern (launched in 2022), which will have a plethora of amenities such as retail and F&B outlets, childcare centres, a supermarket and more.

Average prices of new sale transactions in District 26

Prior to 2022, the average prices of new sale transactions in District 26 were typically around $1,300+ psf. However, with the launch of Lentor Modern in 2022, average prices in the area have soared to $2,125 psf.

It is no surprise since Lentor Modern is an integrated mixed-use development linked to Lentor MRT station. Lentor Hills Residences' previews have opened (since June 24, 2023), and prices start from $1,834 psf.

3. Altura EC (District 23)

Expected TOP: 2027

Nearest MRT: Tengah Park (975 metres), Bukit Batok (1084 metres)

Primary schools within one kilometre: ACS (Primary) — 2030 onwards, Dazhong Primary School, St. Anthony's Primary School

If you're looking for an executive condo (EC), Altura is the only EC launching in the upcoming quarter. It is located at Bukit Batok West Ave 8.

The interesting thing is that Altura is Bukit Batok's second EC development, and it will fill the supply gap of ECs in the area. The Dew, which is the only other EC in Bukit Batok, was completed two decades ago in 2003.

Developed jointly by Qingjian Realty and Santarli Construction, Altura will feature a range of three to five-bedroom apartments. The project will comprise a total of 360 units.

Notably, Altura is situated within a one-kilometre radius of the future ACS (Primary) campus at Tengah. The campus is set to open from 2030. This will be a huge advantage for parents with young children during the MOE Primary One registration exercise as it increases the likelihood of securing a spot for their little ones.

Average prices of new sale transactions in District 23

Since Altura is the first EC to launch in District 23 in over five years, we'll look at resale transactions of ECs in the area instead. This year, the average psf price of resale transactions in District 23 is $1,246.

Looking at the most recent EC launches, Tenet had an average psf of $1,374, while Copen Grand averaged $1,334. We believe Altura will fall within these ranges or surpass these figures.

4. Pinetree Hill (District 21)

Expected TOP: 2027

Nearest MRT: Dover (932 metres, 15-min walk)

Primary schools within one kilometre: Henry Park Primary School, Pei Tong Primary School

Pinetree Hill is a 520-unit resort-like residence located within the Ulu Pandan vicinity in District 21. A joint venture between UOL Group and Singapore Land Group, the project marks the first new launch in the Mount Sinai vicinity in over 14 years. The project will be designed by award-winning architects, P&T Consultants.

The development will have three 24-storey residential towers comprising a mix of one-bedroom + study to five-bedroom units. One of the highlights here is the Pinetree Nest, which will provide residents with a panoramic view of the surrounding vast greenery.

Future residents can look forward to unblocked views of the tranquil surroundings since the stacks oversee Clementi Forest and Bukit Timah Nature Reserve. 

 Average prices of new sale transactions in District 21

The average psf price of new sale transactions in District 21 this year is $2,499. Most of these transactions come from The Reserve Residences, which launched in May. 

Since The Reserve Residences is an integrated mixed-use development (it's also linked to Beauty World MRT), its higher price tag comes as no surprise.

Pinetree Hill's indicative prices start from $2,236 psf.

5. The Myst (District 23)

Expected TOP: 2029

Nearest MRT: Cashew (496 metres, seven-minute walk)

Primary schools within one kilometre: CHIJ Our Lady Queen of Peace, Assumption English School, Bukit Panjang Primary School

Here's another new launch coming up in District 23. Inspired by the nearby Bukit Timah Nature Reserve, The Myst is a 408-unit condominium nestled within the Upper Bukit Timah enclave. The project is helmed by reputable developer CDL, who boasts an impressive portfolio of residential developments, such as The Sail @ Marina Bay, One Shenton, and many more.

The Myst will comprise two 24-storey residential towers with unit types ranging from one-bedroom + study to five-bedroom units. What's great is that all blocks are arranged in a north-south orientation, and all units will enjoy unobstructed views.

Some of its facilities include two clubhouses, a 50-metre infinity pool, a water courtyard, a treetop walk and a sunken tennis court. There are also several nature-inspired facilities, such as a forest lounge, a tranquil pavilion, a relaxation pavilion and more.

 Average prices of new sale transactions in District 23

District 23 has seen several new launches in the past few years, such as Midwood, Dairy Farm Residences and The Botany at Dairy Farm. The average psf price for new sale transactions in District 23 this year is $2,070.

The Botany at Dairy Farm, launched in March earlier this year, started with a psf price of $1,871.

CDL has launched The Myst for preview (since June 24, 2023), with prices starting from $1,862 psf.

6. LakeGarden Residences (District 22)

Expected TOP: 2028

Nearest MRT: Lakeside (1.2 kilometres, 15-minute walk)

Primary schools within one-kilometre: Lakeside Primary School

LakeGarden Residences is the latest condo addition to the west, taking over the former site of Lakeside Apartments. It will be developed by Wing Tai Holdings, which won the tender for Lakeside Apartments' en bloc sale for $273.89 million in May 2022.

LakeGarden Residences comprises 306 units with a variety of unit types, including one to five-bedroom apartments and penthouses. Potential investors can also explore the dual key unit options offered here. 

One of the project's highlights is its waterfront views of Jurong Lake and the lush greenery encompassing the nearby Japanese and Chinese Gardens. In addition, there are several noteworthy developments slated for District 22 in the near future, including the highly anticipated Jurong Lake District and the redevelopment of JCube into J'Den.

Average prices of new sale transactions in District 22

It will be tricky to predict LakeGardens psf price because there hasn't been a new launch in District 22 since Lake Grande in 2016. In addition, many of the resale transactions comprise older developments which are bound to have lower psf prices. 

However, we can take a look at the psf prices of new launches in neighbouring districts. This year, new launches in District 21 averaged $2,499 psf while District 23 averaged $2,070 psf.
